With an average price of S$ 1,703 PSF at Jadescape, at first glance it would definitely look costly. But we would need to go more in-depth to ascertain is the whole district or is this project specially expensive?

We have used projects within 2km, 99yr leasehold and 5 top newest condos for more accurate and fair comparison.

Comparison

There are only a few other private condominiums in close proximity, but we feel that those are too far apart in terms of size and age. They are much too old and smaller sized to be compared.

As Jadescape is merely 250m from Marymount MRT station it would be more comparable to Sky Habitat and Sky Vue both of which are similar walking distance to Bishan MRT station, relatively new (completed in 2015 & 2016 respectively).

Location

Jadescape is extremely close to Marymount MRT station, not many condo in Singapore can boast of that! Going to town is only a few stops away. Besides connectivity, a bonus point is that Jadescape is close proximity to low-rise landed housing (hint: unblocked view) and MacRitchie Reservoir! You’re can easily enjoy Bishan’s amenities (1 stop away) without actually being in bishan!

We can’t stress the MRT effect enough. Properties nearer to MRT stations tend to drop lesser in value and some even hold their value in bad times, and appreciate more in the same time frame comparing to the further projects during good times.

Connectivity-wise, excellent in our opinion. 1 stop down to Caldecott MRT station would connect you to the Thomson-East Coast line (completing soon), or 1 stop in the other direction brings you to Bishan to connect to the North-South Line. Otherwise, just riding on the Circle line brings you to well-known business parks in Buona Vista ( 5 stops away) and One-north (6 stops away).

North-South corridor which is under construction now will feature continous bus lanes and reduce commuting times from Woodlands, to City by up to 30mins. This will certainly smooth traffic along Marymount road, which residents will stand to benefit.

We don’t want to sound Elitist but from a real-estate point of view, being near proximity to prestigious schools is a important element in preserving and elevating valuation of the homes (just look at bukit-timah)

However, we looked into their track record in terms of construction quality, they had developed projects which were awarded multiple awards namely BCA Green Mark Gold and Gold plus award by BCA and the Universal Design Mark Gold/Gold plus award

Our take:

Jadescape is 63% sold at the time of writing. We wouldn’t say it’s CHEAP or EASILY affordable, as there are cheaper condos near Jadescape albeit much older, but that’s well known that properties in Bishan vicinity commands a premium, this even applies to HDBs here.

Jadescape is no-doubt located in superb central location. Asking price might be steeper than older condos in the vicinity, but for brand new projects that boasts the same plus points for example renowned schools and proximity to MRT in such a centrally located location, truth be told, there is no project like this. At the point of writing, developer is introducing a 3% discount (only for a certain block).
