With new Executive Condominium prices eg. OLA in Anchorvale, Sengkang already breaching the $1200 PSF mark, Treasure At Tampines selling at just a little bit higher $13XX PSF had shown that developer is willing to take a lower profit margin at the moment.

Location

First and foremost, we recognize the convenience of staying in a mature estate. The amenities are mostly near, there will be better infrastructure like good schools, sports hubs, community clubs and so on. But what caught our eye was not the existing amenities. It’s about the potential of Tampines which is specified as a Growth hub by the government.

Treasure at Tampines is near not just one, but four MRT stations – Tampines, Tampines West, Tampines East and Simei – which are each situated within a 10- to 15-minute walk away. It is also near major business parks and industrial estates such as Changi Business Park, Pasir Ris Wafer Fab Park and Loyang/Changi Industrial Estate.

The MRT effect is REAL, during downtimes, all property would definitely get affected, prices and valuations have downward pressure. However, properties nearer to MRT stations tend to drop lesser in value and some even hold their value. During Good times, these projects nearer tend to appreciate more in the same time frame comparing to the further projects.

Connectivity-wise we believe it dosen’t need much explanation. Walking distance to Tampines Regional Centre, where there are malls and MRT stations and bus interchange, island-wide connection via 5 MRT stations that run along EAST-WEST and Downtown lines.
